TYPICAL CLASS ESSENTIAL DUTIES

These duties are a representative sample; position assignments may vary.

  1. Handling complex maintenance, remodeling, turnover, support service, repair, and installation duties of assigned apartments, living units or other areas to include complete project work from start to finish operating and maintaining equipment and tools associated with areas of responsibility.
  2. Overseeing inventory of supplies and equipment, obtaining and distributing to ensure adequate stock and functionality are maintained.
  3. Estimating work hours and job materials.
  4. Completing all work to satisfactory standards and timely completion of projects; inspecting and ensuring periodic servicing of facilities, systems, and fixtures.
  5. Monitoring expense and keeping costs under control.
  6. Performing data input and office duties in support of the computerized maintenance management system.  
  7. Performing other duties of a similar nature or level as required.

 

POSITION SPECIFIC RESPONSIBILITIES MIGHT INCLUDE:

Incumbents assigned to electrical may be responsible for:

  • Maintains emergency power generators and fire and other alarms;
  • Installs, repairs, and maintains generators, transformers, circuits, wiring, and other electrical systems and equipment in accordance with electrical codes, standards, and regulations;
  • Installs, services and repairs lighting fixtures, electrical panels, outlets and wiring.
  • Operates power hand tools and other specialized electrical equipment.
  • Installs, repairs and services specialized electrical equipment and machinery.
  • Constructs and maintains service equipment.
  • Reads electrical circuit diagrams.
  • Transfers primary power from one power source to another.
  • Installs conductors, splices cable, builds terminations and does necessary hook-up for primary power lines.
  • Serving as an electrical consultant to staff and contractors.

Training and Experience (positions in this class typically require):
High School Diploma, or General Equivalency Degree and completion of an approved technical/vocational/apprenticeship program and four years full performance level trades experience in at least two of the trades areas or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.

Knowledge (position requirements at entry):

  • Work assignment and monitoring techniques;
  • Work inspection practices;
  • Procedures and methods related to area of assignment;
  • Tools, equipment, and materials relevant to area of assignment;
  • Safety procedures, to include interpreting Material Safety Data Sheets;
  • Applicable driving laws and regulations
  • Customer service principles
  • Inventory principles;
  • Record keeping principles

Skills (position requirements at entry):

Skill in:

  • Using applicable tools and equipment related to area of assignment, to include wheeled vehicles;
  • Journey-level trades activities, to include estimating time and materials;
  • Reading blueprints, schematic drawings, and/or construction drawings;
  • Troubleshooting systems related to area of assignment;
  • Preparing and maintaining a variety of reports and records including estimating work hours and materials and data entry;
  • Assigning and monitoring work, leading staff and contract personnel;
  • Communication, interpersonal skills as applied to interaction with coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to receive work direction.

Physical Requirements:

Positions in this class typically require: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling, talking, hearing, seeing and repetitive motions.

Heavy Work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

Incumbents may be subjected to moving mechanical parts, electrical currents, vibrations, fumes, dusts, poor ventilation, chemicals, extreme temperatures, inadequate lighting, workspace restrictions, intense noises and travel.
